We clearly document the buildable parameters, regulatory context, and budget framework that is the foundation for every successful project. This avoids future design or scope changes, speeds up permit approvals, and delivers more accurate construction budgets. A feasibility study can be engaged as a standalone service for clients who already own their property.

We always recommend a professional site analysis or feasibility study as a first step. But in specific cases, they are absolutely non-negotiable to guarantee a successful outcome:

Waterfront Properties

SHORELINE • DEVELOPMENT PERMIT AREAS

Shoreline lots in Greater Victoria and the Gulf Islands are subject to DPA guidelines that govern massing, siting, materials, and the extent of development within setback zones from the high water mark. These guidelines are rarely visible in a listing. A home designed without a full understanding of DPA requirements will either require significant redesign, complex zoning variances, or face costly delays during permitting. On a property purchased for $2M–$4M+, writing an offer or starting design without this analysis is not an acceptable risk — it’s an avoidable problem.

Large or Rural Acreages

REMOTE LOCATIONS • RURAL PROPERTIES

Lot size is not the same as buildable area. A 10-acre rural parcel may contain riparian setbacks from seasonal streams, slopes exceeding the geotechnical threshold for standard foundations, agricultural land reserve constraints, on-site septic requirements that consume significant area, and right-of-way easements that restrict siting. This often means the compound, guest cabin, or outbuilding program a buyer envisions may not be technically possible. These constraints are rarely disclosed in a listing and require professional analysis to surface before purchase.

High-Value Urban Lots

In established neighbourhoods like Oak Bay, Uplands, or South Saanich, your lot price reflects location — not development potential. Corner lots, heritage character overlays, view corridor protections, and setback geometry can reduce the buildable envelope substantially relative to the parcel size. A buyer paying $1.5M–$3M+ for land deserves to know, before closing, whether their intended program is achievable — or whether it requires complex and lengthy zoning variances with an uncertain outcome.
